Many people believe that they should do the initial leg work themselves when searching for a home and often call the listing realtor directly for information and to view the property. Maybe they think they will get more details, or they believe they may save money on commissions, and some are just guarded because they are making the biggest purchase of their life and they don’t want to put that into someone else’s hands.
The Listing Realtor has been hired by the Seller to represent them and look out for their best interests. As a customer calling you will be given details pertaining to the home and that is all. They may also be dealing with other clients that have hired them and they may not be able to meet you at a time that is convenient for you. Should you hire a realtor they will be able to provide you history on previous sales of the home, community information and market data. They are working for you and will be able to provide you with the education and knowledge that you need to make your purchase!
Commissions are decided by the Seller and the Listing Realtor at the time the house is listed, and is paid out by the Seller with the proceeds of the sale. So to assume that you will save on commissions is really irrelevant because they have already been set out.
Find a Realtor that is knowledgeable, well-educated and experienced in many different scenarios! Interview a few and find someone that you can trust and that is a good fit for you. After all, it is one of the biggest purchases you will ever make!
